Strata plans are comprised of Torrens Title forms lodged by surveyors in order to subdivide land and buildings into lots and common property to enable the registration and transfer of strata title in New South Wales. Each lot established by the registration of a strata plan has a strata title. Common property is the part of the land and building in the strata plan which does not form part of these lots. Strata plans exist within the Torrens Title System to enable the ownership and transfer of ownership of strata within New South Wales. The lodgement of the strata plan establishes a schedule of unit entitlements. The strata plan must be approved by a relevant local government authority. Each plan (which may have multiple sheets) includes the local government approval, surveyor’s certificate, details of location (includes locality, parish and county, municipality and references to land titles), plan of the land, building and lots, schedule of entitlement and signature, seals and statements of intention to create easement or restrictions. The strata plans are arranged in single number order with the prefix 'SP'. The strata plans have been imaged. The imaged copy is the record for the purposes of Part 23 of the Conveyancing Act 1919. The paper copy should not be relied upon for the purposes of engaging in further dealings in relation to land as it may be inaccurate.Created: 1961-07-28
