This was the main tenure by which acquired lands were made available under the Closer Settlement Acts from 1904 up to 1943. The term of a lease was twenty-eight, later forty years. The conditions were continuous residence during the term of the lease, and the enclosing of the holding within five years from the issue of the lease; the lessee was also required to conform to any regulations made regarding noxious animals and the clearing of scrub, and other such provisions as might be deemed expedient in the public interest.

During the last year of the term the lessee could apply for that part of the lease on which the residence stood as a homestead selection, the area not to exceed 1280 acres.
