However, unlike Old Form Titles, New Form Torrens Titles contain a First and Second Schedule. The First Schedule was reserved to record particulars of Registered Proprietor/s and ownership, and the Second Schedule was reserved to record interests and encumbrances e.g. Mortgages, Easements, Leases etc. that affected the Title. New Form Torrens Titles were also physically smaller than Old Form titles, being slightly larger than Foolscap size. Also unlike Old Form titles, the Registers were not bound in books for each Volume, but were in a loose leaf format and were colloquially referred to as Registers. These records are created to provide a more user-friendly format than the original Old Form Torrens Title register. The creation of a First and Second Schedule made the Title easier to interpret, and the introduction of a loose leaf format allowed for the inspection of a single Torrens Title register without the removal of a whole bound Volume as was the case with Old Form Torrens Titles. New Form Torrens Titles, like Old Form Torrens Titles, come under the provisions of the Real Property Act 1900. Under this system the Torrens Register was created to record details and interests affecting the land such as easement, covenants, mortgages, resumptions, caveats and changes in ownership. The Torrens Title system allows for a single State guaranteed document, being a land title Register. This title Register, under the control of the Registrar General, records a description of the land relating to the title, its ownership and affecting encumbrances. Land ownership and other interests registered in the Torrens Register are guaranteed by the State of New South Wales. Cancelled New Form Torrens land title Registers are referenced by a unique Volume and Folio reference with 250 folios in each Volume reference.
